Ask ten people what makes a home sell for top dollar and you’ll get ten answers — new kitchen, perfect timing, luck. After years of listing homes across Gilbert, Chandler, Mesa and the greater East Valley, I can tell you it comes down to three things done well: preparation, presentation, and pricing.

Preparation: the short list

Most sellers over-invest before listing. The improvements that reliably pay for themselves are unglamorous: paint, lighting, landscaping cleanup, and fixing the small items a buyer’s inspector will flag anyway. I walk every listing with the owner and split projects into two lists — what changes the price, and what just changes your weekend. We only do the first list.

Presentation: marketing like it matters

Buyers meet your home on a phone screen long before they meet it in person. That’s why every one of my listings gets professional photography, accurate floor plans, and a launch plan across the MLS, Zillow, social media, and my own buyer network. A home that photographs beautifully and launches loudly creates competition — and competition is what moves price.

Pricing: strategy, not wishful thinking

The market sets the price; our job is to position the home so the market responds. I build pricing off closed comparables street by street, not zip-code averages, and we talk honestly about what the data says. Priced right, a listing builds momentum in its first two weeks — the window when buyers pay the most attention.
