If you’ve watched the East Valley grow over the last decade, you know the story keeps moving southeast. Queen Creek and San Tan Valley have gone from “out there” to two of the most active home-buying markets in the Phoenix metro — and for good reason.
What the southeast valley offers
The draw is simple: newer homes, larger lots, and more house for the money than the established core of Gilbert and Chandler — while still being a reasonable drive from East Valley jobs. Queen Creek has invested heavily in the things families notice: parks, schools, the Queen Creek Marketplace, and community events at Schnepf Farms and the Olive Mill. San Tan Valley adds even more value per square foot, with new master-planned communities going in against the backdrop of the San Tan Mountains.
What buyers should know
Not every neighborhood out here behaves the same at resale. Builder reputation, lot position, HOA structure, and commute corridors (the 24 freeway extension changed the math for a lot of buyers) all matter. New-build contracts also read very differently from resale contracts — if you’re buying from a builder, bring your own agent; the sales office works for the builder, not for you, and my representation costs you nothing.
Selling in a growth market
Selling a resale home surrounded by new construction takes strategy: you’re competing with builder incentives, so preparation and pricing have to be sharp. That’s a conversation worth having before you list, not after.
